The Official Guide to LA Conversions, Real Estate Law & Land Use

What to Do When You've Been Cited for Any Form of Illegal Building Code Violation in Los Angeles City and/or County

In 2021, if you've been cited for any form of illegal building code violation, it can be a surprising, scary, and confusing thing. First, know who (or what) you're up against. To help you start to understand what's going on and what you have to do – I'm going to give you 7 tips that will help calm your nerves and set you on a course of action.  Click here to learn the 7 tips!

Have you been cited for an illegal addition or change to your property? Or, are you being proactive and you want to make a change and do it legally? A few years ago, Accessory Dwelling Unit (“ADU”) bills changed the laws to make them available to many homeowners. Beginning one year ago, there was a dramatic change the in the ADU laws, making them available to all property owners.  These days it is possible to have 2 ADU if one is a Junior ADU (“JADU”).  Depending on the size and configuration, you might even be able to add or convert more legal square footage into useful space.

In response to these changes in State law (California Government Code Section 65852.2 and .22), some cities adopted the state law, but others enacted their own laws or made modifications to the state law putting in more restrictive versions.

Naturally, you want to know how much will it cost and how long will it take?  NO ONE can answer that question until they have performed a few tasks to ascertain the depth and breadth of your particular situation. I've developed a method to help your thorough the process. To find out how simply call me at (818) 630-6023 or email me at [email protected] to discuss your situation.

Changing your real property is called Land Use law. Within this area are things like zoning, how your local government (city or county) treats your real estate, Administrative Hearings, issuance of Building Permits, Conditional Use Permits and Variances. A handful of attorneys practice this type of law from their office; I am a hands-on guy. I get down in the trenches by going to your property and seeing first-hand what will work and what may be problematic because I've been dealing with these
issues for years. I get results because I know what the client wants and what the government will allow.

In addition to real property land use, people often ask me if I can help them with their real estate needs such as Leases and/or Real Estate Sales Contracts (drafting and disputes), Real Estate Fraud, Neighbor/Boundary Disputes, Easements, and more and my answer is YES; I can help you with your real estate law matters

Call me, Andy Baker, for a free,
25 minute Consultation

Where we meet on the phone, look at your Notice to Comply, Substandard Order or A Notice and Order of Abatement and clarify:

  1. What your notice means
  2. What they claim is illegal about your home, guest house, garage or rental unit(s)
  3. What they want you to do about it
  4. How much time you have to cooperate
  5. What will happen if you don't
  6. And the best options for you to comply and legalize

I'll answer all your questions and when we're done, if you want, I can show you a couple of ways I can help.

By the end of the call, you'll:

  1. Know what the truth is
  2. Feel RELAXED about your situation
  3. And have a much better idea of the legal and practical next steps you need to take to resolve your problem.

After working on over 500 code compliance cases in the past 10 years in cities and counties all over Southern California, I'm familiar with how the system works, what the codes actually mean in legal and practical terms, and how they are interpreted by different building inspectors, housing inspectors, city attorneys, district attorneys and judges.

Which is important for you because now that you've been cited, your situation is more of a Legal issue than a construction issue.

Something most architects, contractors and builders don't understand because they don't have to deal with all the nit-picky legal part of this every day.

Put all this together and it means your Free Clarifying Call is a good place to start.
